Analisis Value Engineering Dengan Metode Zero-One Pada Proyek Pembangunan Gedung

(Studi Kasus: Pembangunan Gedung Pendidikan Pesantren Idrisiyyah)

Abstrak

Value Engineering is a systematically organised activity in identifying products or services in fulfilling the required functions at the most economical cost. The purpose of Value Engineering analysis is to analyse high-cost work and figure out alternatives with the lowest cost without reducing qualities, at Idrisiyyah Islamic Boarding School Education Building Construction Project. Datas was obtained from PT Usaha Mandiri Idrisiyyah as the contractor, in the form of a Cost Budget Plan, Shop Drawings, and questionnaire results from five respondents.

This research was conducted through five stages, consisting of the information stage, creative stage, analysis stage, development stage and recommendation stage, with data analysis using Zero-One method. Breakdown results on Architectural work, obtained 5 jobs that use the largest costs include floor finishing, walls, ceilings, plastering, and wall painting. The Initial Cost Budget is Rp. 4,261,026,943.10. After Value Engineering analysis, there was obtained a new Cost Budget Rp. 4,082,669,925.95, with a cost difference worth Rp. 178,357,017.15 or 4.18%.
